GL Homes opens Valencia Lakes in Wimauma

Wimauma, FL - Based on the success of its six Valencia communities along the east coast of Florida, GL Homes has recently opened its seventh active-adult community, its first on the state's west coast.
Valencia Lakes will appeal to the active adult who is looking for a maintenance-free, luxury lifestyle, says Rebecca Strowbridge, project manager for the 705-acre community in Wimauma, in southern Hillsborough County.
The company, with corporate offices in Sunrise, first introduced the concept of active-adult communities in south Florida more than a decade ago, says Strowbridge.
"People love the idea of having homes that are maintenance free, combined with the convenience of having amenities such as a social club and an athletic club nearby," she adds.
"We started construction on Valencia Lakes in late June and expect to have our first closings in December or January," she says. "We recently opened 12 decorated model homes at Valencia Lakes, which have been very well-received by our customers. In fact, our weekly number of guests has doubled since the models opened in late May."
With an expected 1,540 single-family homes on 705 acres, Valencia Lakes will offer residents a choice of 16 floor plans that range from 1,597 to 2,866 of air-conditioned square feet. They feature two-, three- and four-bedroom floor plans that include two or three bathrooms and two- or three-car garages.
Homes are priced from $296,900 to $461,900, says Strowbridge. However, homes on lots larger than the three standard sizes (Signature, Crown and Royal) or home sites that back up to waterfront or nature preserves come with an additional premium, she adds. All lots are 120 feet deep, but Signature lots are 45 feet wide, Crown lots are 50 feet wide and Royal lots are 67 feet wide.
The amenities are a major draw for the gated community's residents, says Strowbridge. A 45,000-square-foot social club features a conference center, Internet café and theater where "Broadway-quality shows will be offered," says Strowbridge, along with a dance studio and fine arts center. The 19,000-square-foot athletic facility will be home to a full-service spa and salon, fully equipped fitness center and three swimming pools, 11 tennis courts and a putting green.
"Whether residents are working professionals nearing retirement age who want activities available in the evenings or on weekends, or retirees who can attend classes or seminars at any time of the day or evening, the full-time social director and athletic director will be available to help fill their needs," says Strowbridge. And should any resident want to create a club — Valencia Lakes will have stock market clubs, athletic clubs, book clubs, card clubs and craft clubs, Strowbridge notes — the directors will be available to help get the plan under way.
Monthly events, including dances, get-togethers and movies, also are planned for community residents, Strowbridge says. "Events such as these make it easier for people to get to know one another," she adds.
"The Valencia Lakes social programs and group activities will allow residents to interact with each other and share common interests. The incredible lifestyle that is created at Valencia Lakes will cultivate a unique community dynamic that can't be found anywhere else," Strowbridge says.
Additional amenities include cable and alarm monitoring. Residents will have access to all amenities through payment of homeowners' association dues, so they need not worry about additional dues or fees once they've purchased their homes, says Strowbridge.
With its previous successful Valencia communities, she says, GL Homes has been recognized as the creator of Florida's No. 1 active-adult lifestyle community. In the 2004 Appraisal Real Estate Economic Association Report, the company was named Florida's No. 1 builder in Palm Beach and Broward counties. GL Homes also was named the 34th largest builder in the country by Professional Builder magazine in 2005, she adds.
Valencia Lakes is at 15898 U.S. 301 S., about 1.5 miles north of State Road 674 (Sun City Boulevard) in Wimauma. Sales center hours are 9 a.m. to 5 p.m. daily except Friday when the doors are open from noon to 5 p.m.
