MARBELLA ISLES LOT RELEASE FAQs

WHERE IS MARBELLA ISLES LOCATED?
Marbella Isles is located in the heart of Naples, having its main entry on Livingston Rd. south of Vanderbilt Beach Rd. It is conveniently located within minutes from shopping, restaurants and beautiful beaches. Sales will initially be conducted from the Riverstone sales office. The address is: 3621 Santaren Court, Naples, FL 34119.


HOW MANY SINGLE FAMILY HOMES WILL BE BUILT AT MARBELLA ISLES?
There will be a total of 204 Villas and 262 single family homes at Marbella Isles.

 

WHAT IS THE TOTAL ACREAGE AT MARBELLA ISLES?
133 acres.

HOW CAN I BUY A HOME?
We will be holding a random drawing for priority order on Saturday, October 11, 2014, Registration will be from 8:00 am to 9:00 am and the drawing will start at 9:00 a.m. at Riverstone. Click here for Lot Release Guidelines.

UNABLE TO PERSONALLY ATTEND; ONE DRAWING PER SPOT PER IMMEDIATE FAMILY
If for any reason you are unable to personally attend the lot release on Saturday, you may send a representative in your place, but your representative must be in possession of the registration documents described in the Lot Release Guidelines and properly completed and signed by the actual buyer, together with the reservation deposit check from the actual buyer, for the representative to be able to deliver to us on your behalf. If you are represented by a broker, your broker may act as your lot selection representative, however, a broker may only act as a lot selection representative for one customer at the pre-construction lot release. Lot drawing spots are not transferrable so whatever number is given out to a buyer, the persons/couple with that reservation number are the ones that will have to go to reservation and contract. Only one lot drawing spot per immediate family will be given out (this does not include adult children buying for themselves; such adult children may receive their own numbers but they may not be used by or transferred to other family members). If it is determined that any person or immediate family received more than one number for the drawing their reservation will be cancelled.

WHAT ARE THE DELIVERY DATES FOR THE HOMES IN THE LOT RELEASE?
July  2015 to October 2015.

WHEN MY NAME IS CALLED DURING THE RANDOM DRAWING PROCESS, WHAT DO I NEED TO DO?
You need to select the homesite and floorplan that you will purchase.

WHAT IS THE DEPOSIT REQUIRED? 
A $5,000 reservation deposit is required to hold a lot. A deposit of 10% of the purchase price (less the $5,000 reservation deposit) will be required to be paid upon execution of the Purchase Contract within 3 days of reservation.

The checks should be made payable to Naples Associates V, LLLP and must be in the name of the buyer and drawn on a US financial institution. No third-party checks and no credit cards will be accepted.

ARE THERE ANY INCENTIVES?
We are offering $5,000 toward closing costs if you use GL Financial when obtaining your loan and Nova Title Company as your closing/title agent.

CAN I FINANCE USING AN FHA/VA LOAN?
No

WHAT TYPE OF RECREATION FACILITIES DOES THE DEVELOPMENT HAVE AND WHEN ARE THEY GOING TO BE READY? WILL ALL HOMEOWNERS BE ALLOWED TO USE THE REC FACILITIES?
The recreational facilities will include a clubhouse with a fully equipped fitness center, social room, resort style pool with tiki hut, Indoor Sports Complex, 3 Har Tru tennis court, 2 Bocce Ball courts, 4 Pickleball courts, water play and tot lot. Construction is anticipated to begin on the clubhouse once we have closed 100 homes.   

IS THE DEVELOPMENT GATED?
A gatehouse will be constructed at the main entrance off Livingston Road. This gatehouse covers one lane of the incoming traffic. The gatehouse will have three traffic lanes restricting vehicular access. The guest, resident and exit lanes will feature automatic arms operating via a garage door opener or other access mechanism, and the guest gate operating eventually by a gatehouse attendant or telephonic control for guest access.  Plans for a secondary entry off Airport Pulling Road have not been finalized but is anticipated to be an unmanned, resident-only entry.

WILL YOU ALLOW INVESTORS?

No. There will be deed restrictions limiting your ability to sell the home for 1 year following closing which will include payment to the seller of any financial gain from any such sale. Also, no buyer will be permitted to buy more than one home in Marbella Isles. See Purchase Contract for more information.

CAN WE RENT THE HOME AFTER WE CLOSE?
The HOA Documents restrict rentals to no more than four (4) times in any twelve (12) month period. Of the 4 times that the home can be rented in any 12 month period, 3 of such rental periods shall be for a minimum of thirty (30) days, and the fourth shall be for a minimum of six (6) months.

WHAT ARE THE PROPERTY TAXES?
Property taxes are approximately 1.25% of the total purchase price.

ARE PETS ALLOWED?
Common domesticated pets are allowed but not for breeding or commercial purposes. No other animals, livestock, horses, reptiles or poultry are allowed. Pitbulls, Rotweilers, Doberman Pinschers, Canary Dogs, Staffordshire Terriers, Staffordshire Bull Terriers or any “dangerous dogs” are not permitted on any portion of the property. A dangerous dog is one that has aggressively attacked or chased a person or other animal. See the HOA Documents for additional rules regarding pets.

WHAT SCHOOLS WILL MY CHILDREN BE ATTENDING?
Barron Collier High School – located on Cougar Drive in Naples

Pine Ridge Middle School – located on Pine Ridge Road in Naples

Osceola Elementary – located on Osceola Trail in Naples

Placement is, however, at the discretion of the school board and therefore subject to change.

WILL THERE BE GAS IN THE COMMUNITY?
No, all appliances will be electric.

ARE POOLS BEING OFFERED?
Single Family Homes will accommodate pools.  The Villa Homes will not accommodate pools.
