Valencia Bonita is located on Bonita Beach Road, east of I-75 in Bonita Springs in Lee County at 16701 Bonita Beach Road, Bonita Springs, Florida 34135. Valencia Bonita is designed for residents aged 55 & older and is intended to meet the exemption under the Federal Fair Housing Act.

It is anticipated that there will be a total of 997 homes, including villas and single family homes. There will be five collections of homes offering over 20 home designs ranging in size from approximately 1,700 - 3,350 a/c sq. ft.

WHAT IS THE DEPOSIT REQUIRED?
A $5,000 reservation deposit is required to reserve a lot. The reservation period will expire in three (3) days. A deposit of 10% of the purchase price (less the $5,000 reservation deposit) will be required to be paid upon execution of the Purchase Contract.
The checks should be made payable to “Valencia Bonita” or “Bonita Springs Associates I, LLLP” and must be in the name of the buyer and drawn on a US financial institution. No third-party checks and no credit cards will be accepted.

IS THE DEVELOPMENT GATED?
A gatehouse will be constructed at the main entrance off of Bonita Beach Road. The gatehouse will restrict vehicular access using automatic arms operated by an access mechanism. The Association will determine whether to staff the gatehouse and the timing of the staffing. The secondary entrance is still in the planning phase.
CAN WE RENT THE HOME AFTER WE CLOSE?
The Association Documents restrict rentals to no more than four (4) times in any twelve (12) month period. Of the four (4) times that the home can be rented in any twelve (12) month period, three (3) of such rental periods shall be for a minimum of thirty (30) days, and the fourth shall be for a minimum of six (6) months.
No Owner may lease the Home unless at least one of the intended occupants is fifty-five (55) years of age or older at the time of the occupancy. Any Owner who leases the Home shall submit an age verification form to the Association prior to the effective date of such occupancy. The Board, however, shall have the right, in its sole discretion, to waive this requirement based upon criteria included in the Declaration but not if more than twenty percent (20%) of the Homes will not have at least one occupant fifty-five (55) years of age or older.
WHAT ARE THE PROPERTY TAXES?
Property taxes are approximately 1.6% of the total purchase price.

ARE PETS ALLOWED?
Common domesticated pets are allowed but not for breeding or commercial purposes. No other animals, livestock, horses, reptiles or poultry are allowed. Pitbulls, Rotweilers, Doberman Pinschers, Canary Dogs, Staffordshire Terriers, Staffordshire Bull Terriers, “Dangerous Dogs” and free-ranging domestic animals (i.e., domestic animals that spend all or a portion of their time outdoors where they may prey on wildlife) are not permitted on any portion of the property. A Dangerous Dog is one that has aggressively attacked or chased a person or other animal. See the Association Documents for additional information.
WILL THERE BE GAS IN THE COMMUNITY?
Yes, the stainless steel range, clothes dryer and hot water heater will be gas.
ARE POOLS BEING OFFERED?
Single Family Homes will accommodate pools. The Villa Homes will not accommodate pools.

WHAT ARE THE MAINTENANCE FEES?
The initial estimated assessments for owners of single family homes is approximately $360 per month (collected by the Association in quarterly amounts of $1,079) and for owners of villa homes is approximately $450 per month (collected by the Association in quarterly amounts of $1,349). These initial estimated assessments are subject to change.
